Soil conditions vary significantly across the region:

  • Near Shuswap Lake — Sandier, faster-draining soil, but fast percolation near a seasonal water table requires careful drain field placement and setback from groundwater.
  • Tappen and Sorrento — Denser clay that drains slowly. Depending on how slow, a conventional gravity trench system may not be permitted and a mound system is required instead.
  • Near Sicamous — Rocky terrain with shallow soil depth that limits where a drain field can go at all.
  • Hillside and mountain properties — Steep grades can rule out conventional gravity drain fields under BC's Sewerage System Regulation. Systems on slopes often require pressure distribution rather than gravity flow, and soil depth is frequently shallower than on flat ground.
